Land values around Government City set to rise
DODOMA: LAND values in areas surrounding Mtumba Government City are expected to appreciate as the new administrative hub attracts more residents, businesses and investment, raising expectations of improved social services and infrastructure.
Residents and property investors say the development is creating opportunities in real estate, hospitality, commecial buildings and residential settlements as Dodoma continues to expand.
Advocate Stephen Msechu, Managing Director of Steady Estate Ltd and a Mtumba resident, said the project would transform Dodoma and open new investment opportunities, particularly in the property market.
“This project is set to usher in a new chapter for Dodoma and transform its real estate sector and urban settlements. The capital is already the fastest-growing city in the East African region,” he said.
He said his company acquired several plots in anticipation of increased demand for land as more people sought to establish homes and businesses around the administrative centre.
Mr Msechu said the Government City was expected to accommodate more than 12,000 public servants, creating demand for residential houses, commercial premises and essential social services.
He noted that the growing population would increase demand for hospitals, schools, water supply and other public services, potentially contributing to higher land values in surrounding neighbourhoods.
He encouraged public servants and businesspeople to consider investing in the area, saying rising demand could make land increasingly expensive in the coming years.
Another resident, Mr Noel Wilson from Chamwino, said the establishment of the administrative city has positioned Mtumba as an important emerging centre of economic activity in Dodoma.
He said the area was experiencing rapid growth, with individuals and businesses acquiring land for residential and commercial investments.
Mr Wilson encouraged young people and entrepreneurs to explore opportunities in Mtumba, Ihumwa and Chamwino, saying the neighbourhoods offered prospects in hospitality, offices and other businesses.

“On one side, there is an opportunity for hotel investment, while on the other, there are opportunities arising from employment and other economic activities. You are most welcome to invest in Mtumba,” he said.
A survey by the SUNDAY NEWS indicated that several plots around the administrative city had already been acquired or reserved for future investments, including conference facilities, hotels and office buildings.
Meanwhile, Dodoma Regional Commissioner Rosemary Senyamule said the regional administration was working to ensure residents and investors benefited from opportunities arising from the development.
She said environmental conservation and proper urban planning were also important in maintaining the attractiveness of the area.
Ms Senyamule emphasised the importance of planting and maintaining trees, noting that a dedicated plan and caretaker had been put in place to protect the environment and complement investments in buildings and infrastucture.
She added that the government intended to develop Mtumba Government City into a smart city, with plans to promote clean-energy transport.
The proposed approach would prioritise environmentally friendly vehicles and other sustainable practices to improve environmental quality and the city’s overall outlook.
The initiatives, she said, were intended to establish a clean, safe and environmentally sustainable administrative centre while enhancing its appeal to residents, businesses and investors.
