Dodoma city growth boosts land value

DODOMA: DODOMA Regional Commissioner (RC) Rosemary Senyamule has said that land value in Dodoma continues to rise rapidly due to the city’s ongoing economic, social and infrastructural transformation.
Speaking in Dodoma during a meeting with various religious leaders, RC Senyamule attributed the trend to the city’s designation as the nation’s capital, noting that the development has turned Dodoma from a small town into one of the fastest-growing urban centres in the country opening doors for investment, job creation and overall prosperity for residents.
“In the past, mentioning that you lived in Dodoma would often raise eyebrows. But today, Dodoma has transformed into the dream city for every Tanzanian. Everyone aspires to be part of this incredible growth and development. Land in Dodoma has become as valuable as gold, with its worth rising steadily every single day,” said RC Senyamule.
She added that the government has created an enabling environment for both investors and citizens by ensuring access to essential services such as clean and safe water, reliable electricity, paved roads and legally acquired land.
“This city has been built on a well-planned land use system. We have modern infrastructure, advanced hospitals, schools, higher learning institutions and we now host all central government ministries and agencies,” she noted.
During her discussions with religious leaders, Ms Senyamule urged them to continue working closely with the government in promoting peace, unity and good moral values among citizens, especially during this period of rapid urban growth.
She also encouraged residents of Dodoma and Tanzanians in general to seize the growing investment opportunities, particularly in housing, trade, modern agriculture, social services and tourism, saying the city still has many untapped potentials.
“Dodoma is no longer a city for government employees only. It is an opportunity for farmers, entrepreneurs, traders, youth and investors from both within and outside the country. We don’t want anyone to be left behind,” she said.
However, the RC called on urban planning, land and investment authorities to ensure close cooperation and proper guidance for all individuals seeking to build or invest in the region, in accordance with existing laws and regulations.
Recently, the Tanzania Investment and Special Economic Zones Authority (TISEZA) introduced special incentives for both local and foreign investors who wish to invest in the designated Nala Special Economic Zone in Dodoma Region.

According to TISEZA’s database, four local investors have already expressed interest in investing over 49.2bn/- in the manufacturing sector within the area, a move that is expected to create more than 400 direct jobs for locals.
This was revealed in Dodoma on Tuesday during a media tour organised by TISEZA at the designated 607-hectare site, aimed at promoting the area to both foreign and domestic investors.
Briefing the media, TISEZA Central Zone Manager, Mr Venance Mashiba, said tax and non-tax incentives were among the attractive packages available for those planning to invest in Nala.
“Also, those intending to invest in this area will be provided with land incentives as a strategy to lower the cost of investment,” he said.
Mr Mashiba explained that TISEZA has earmarked the Nala area for strategic investors in various sectors including agriculture value addition, fast-moving consumer goods (FMCG), textiles and clothing, pharmaceuticals, motor vehicle manufacturing and assembly, motor vehicle spare parts, paper products and packaging materials.
Other targeted sectors include rubber and rubber products, engine assembly (vehicles, boats, tractors and motorcycles), simple machinery, solar panels, batteries and green technologies, household appliances and electronics, as well as wood products; furniture and building materials.
